We always strive to achieve the highest rent possible; however we must also keep in mind setting the correct market rent to have your property rented as soon as possible. Realistically priced properties generate more enquiry, which means a higher level of interest, more tenancy applications and a greater chance of securing the perfect tenant in the shortest amount of time.

You may place your property on the rental market if you wish; however keep in mind that it’s the market demand that sets the rent, therefore your property may stay vacant for longer than necessary. Keep in mind that each week a property is vacant, you lose 2% of your annual income.


At King and Heath we strive to make your property stand out from the rest. Including a creative and informative description, along with high quality digital photographs to attract potential tenants. Once a managing authority has been signed, authorizing us to act on your behalf, we will advertise the property on our rental list brochure, organize a FOR LEASE board for the property and for maximum coverage, advertise on various rental websites.


Throughout the advertising process we will organize private viewings and open for inspections, keeping you updated throughout the process. Each tenancy application will be thoroughly checked including a National Tenancy Database check. We will refer any potential applicants to you for your approval. Once approved we will complete a tenancy lease agreement and inform the tenant of their responsibilities and obligations during the tenancy.


At King and Heath we have a zero rental arrears policy. We urge all tenants to pay via direct debit to ensure that your rent is on time. Our landlords then have the choice of whether they would like to be paid out weekly, monthly or twice monthly.


Maintenance will not be organized without your consent unless it is of an urgent nature and therefore by law must be rectified immediately.


We will conduct a comprehensive ingoing condition report along with photographs before the tenancy. During the tenancy we will conduct regular 6 monthly routine inspections as per the Residential Tenancy Act and provide a detailed report including the condition of the property, any maintenance issues and recommendations. At the end of the tenancy we will conduct a final inspection to ensure the property is left in the same condition as the ingoing report, minus fair wear and tear. All landlords are welcome to attend these inspections.


You will be contacted regularly to discuss rental reviews in accordance to legislation. We will also liase with tenants and landlords before the end of a fixed term lease agreement to discuss future plans.


We strongly recommend that all of our landlords take out Building Insurance to cover the building and its fixtures and fittings. Also a Landlord Insurance policy including public liability is necessary. This should cover loss of rent if a tenant defaults on their payments, property damage and theft. Speak to us and we can organize this on your behalf.


Along with rental reviews and short vacancy periods, a tax depreciation schedule is another way to ensure you are maximizing the return from your investment property.
