Expressions of Interest are sought for the entrepreneurial development of a premium waterfront site in Lakes Entrance (S.T.C.A) under a generous crown lease arrangement.
It is envisaged that the development will be a mix of commercial and public space that encourages visionary commercial investment delivering quality public benefit.
In particular, the direct access for boats to this central Lakes Entrance CBD location opens up many possibilities for visiting boat enthusiasts and tourism services. The site links the two major commercial precincts within the township and is one of only few waterfront development sites currently available on the Gippsland Lakes.
The site is considered to have potential to provide attractive land-based activities such as outlets for fresh seafood, regional produce, restaurant/cafe', tourist-oriented retail sales, interpretative centre and gallery, public amenities, attractive civic and vibrant open spaces. There are fabulous water based opportunities as well such as itinerant berths, access to the town from the water, wading and safe swimming sites (S.T.C.A).
LAND SIZE*
The development site is approximately 5,400 sqm incorporating existing car-parking, plus an optional addition of up to 930sqm* on-water development (S.T.C.A). The site is currently located in a Public Use Zone and Public Park and Recreation Zone.
CROWN LEASE
Gippsland Ports as the current land manager of the site, together with the Department of Environment Land Water and Planning (DELWP) and East Gippsland Shire Council, will be proactive in providing guidance and support to the successful developer, to ensure a timely and positive outcome for the redevelopment of the site.
The offer is for a maximum 21 year lease of the area of Crown land, however a longer lease period may be considered subject to the Minister for Energy, Environment and Climate Change consideration and consent, for which the agencies can provide support for suitable developments. East Gippsland Shire Council, as the future Committee of Management for the site, will also offer a first right of refusal for an extended term at initial lease expiry.
